To secure the home, a $1,500 deposit must be received within five (5) days of signing the Leasing Contract. 6-18mo+ Leases Available 1st months rent and 1/2 of last month's rent due before move-in date No Smoking: Smoking is strictly prohibited inside the property. Evidence of smoking indoors will result in a $500 fine plus any additional cleaning costs. Unauthorized pets will result in a $250 fine plus any and all damages, back rent and/or deep cleaning fees. Hot Tub Use: Lessor to maintain or pay a monthly maintenance fee of $175mo and is expected to use and maintain responsibly. Please shower before entering the hot tub. Hair products, body oils, lotions, and certain conditioners contain chemicals that can significantly reduce water quality and affect the maintenance of the hot tub. Any abuse, damage, or misuse of the hot tub including contamination requiring excessive cleaning or draining will result in a $250 additional fee plus any damages. Maximum Occupancy: Unless pre-approved, maximum occupancy is [10] guests at a time. Exceeding occupancy limits without notice to Lessor may result in fines and possible lease termination. Quiet Hours: Quiet hours are from 10:00 PM to 7:00 AM. No loud music, parties, or disruptive behavior is permitted. Violation will result in the immediate termination without refund and may lead to possible fines. No Commercial Filming or Photography: Commercial filming or photography is prohibited without prior written consent. No Fireworks or Open Flames: Fireworks, or any open flames are not permitted on the property. Damages: Guests are responsible for any and all damages or excessive cleaning required after check-out. Costs incurred will be charged directly to the Guest(s). Surveillance: Security cameras are located on the exterior of the property for safety purposes only. Tampering with or disabling cameras is prohibited. Use of Amenities at Your Own Risk: Lessee's use of the hot tub and any other amenities is at their own risk. The Lessor is not liable for injuries sustained while using these facilities. Parking: Unless pre-approved, parking is limited to [4] vehicles. Trash and Recycling: Please dispose of all trash and recycling properly. Green cans outside are REC and Brown cans are Trash. Trash pick-up is Friday Lock Doors and Windows: Please lock all doors and windows when leaving the property for your safety and security. Cleaning Fee: Upon Lease completion, a one-time cleaning fee of $350 will be charged to Lessor, to ensure the high standards of our luxury home for the next family or guests. If approved, a more formal Lease to follow
