LEASE TERMS & RENTAL REQUIREMENTS Property: 708 Western Drive, Belen, NM 87002 Monthly Rent: $1,700/month Security Deposit: $1,700 minimum deposit subject to application review and screening results. Lease Term: 12-month minimum lease required. Move-In Requirements: * First month's rent due prior to move-in * Security deposit due prior to move-in * Proof of renter's insurance required prior to occupancy * Utilities must be transferred into tenant's name before keys are released Occupancy: Occupancy limited to approved leaseholders and approved occupants only. No unauthorized occupants, subleasing, or assignments permitted. Application & Screening Requirements: All applicants over 18 years old must complete an application and pass: * Background screening * Eviction history screening * Income verification * Rental history verification Pets: Up to two dogs permitted subject to approval. Additional pet terms, restrictions, and fees/deposits may apply. Tenant responsible for all pet-related damages, odors, waste removal, and cleanup. Smoking: No smoking or vaping permitted inside the property. Utilities: Tenant responsible for all utilities including electricity, gas, water, sewer, trash, internet, and any other applicable services. Yard Maintenance: Tenant responsible for lawn care, weed control, landscaping upkeep, and snow/ice removal. Maintenance: Tenants are expected to maintain the property in clean and sanitary condition and promptly report maintenance issues. Late Fees: Late fees apply in accordance with lease terms and New Mexico law. Renter's Insurance: Tenant required to maintain renter's insurance with liability coverage throughout the lease term.
