Occupancy Standards: Occupancy is generally limited to two persons per bedroom, subject to applicable law and property limitations. Utilities: Owner will maintain water and electric utility services in Owner's name. Tenant agrees to reimburse Owner for all water and electric charges associated with the property during the lease term. Utility charges will be billed to Tenant and are due in accordance with the lease agreement. Failure to pay utility reimbursements may constitute a lease violation. Application Fees: Application fees are non-refundable once screening has begun. Background Checks: A criminal background check, rental history verification, income verification, and credit screening may be conducted on all applicants over the age of 18. Approval is based on the overall qualification profile of the applicant and not solely on one factor. By submitting an application, applicants acknowledge they have reviewed these tenant selection criteria prior to paying any application fee.
