TENANT SELECTION CRITERIA In accordance with Texas Property Code Section 92.3515, the following criteria may be considered when evaluating rental applications. Submission of an application does not guarantee approval. Applicants may be denied for any of the following reasons: Insufficient income or inability to verify income Unsatisfactory rental history, including prior evictions, lease violations, excessive late payments, or outstanding balances owed to previous landlords Certain criminal history that may pose a risk to persons or property Poor credit history, including unpaid collections, charge-offs, or excessive delinquent accounts Providing false, incomplete, or misleading information on the application Inability to provide valid government-issued identification History of property damage or disturbances at prior residences Failure to meet occupancy standards Inability to pass background screening requirements Unverifiable employment or income information Income Requirements: Combined gross monthly income should generally equal at least three (3) times the monthly rent unless otherwise approved. Occupancy Standards: Occupancy is generally limited to two persons per bedroom, subject to applicable law and property limitations. Utilities: Owner will maintain water and electric utility services in Owner's name. Tenant agrees to reimburse Owner for all water and electric charges associated with the property during the lease term. Utility charges will be billed to Tenant and are due in accordance with the lease agreement. Failure to pay utility reimbursements may constitute a lease violation. Application Fees: Application fees are non-refundable once screening has begun. Background Checks: A criminal background check, rental history verification, income verification, and credit screening may be conducted on all applicants over the age of 18. Approval is based on the overall qualification profile of the applicant and not solely on one factor. By submitting an application, applicants acknowledge they have reviewed these tenant selection criteria prior to paying any application fee.
