Lease terms

All applicants are screened consistently and fairly in accordance with federal, Washington State, and City of Tacoma fair housing laws. Application Requirements - All applicants and occupants 18 years of age or older must complete an application - Valid government-issued photo ID or approved alternative identification accepted Income & Ability to Pay - Financially responsible applicant(s) must demonstrate verifiable lawful income or financial resources of at least 2.5x the tenant-paid portion of the monthly rent - All lawful income sources are considered - Income and resources may be combined among financially responsible applicants - Housing vouchers and rental subsidies are accepted and deducted from rent before applying the income requirement - Applicants who do not meet the income requirement may be offered conditional approval, where permitted by law Credit History - Credit history is reviewed as part of the overall application. - A minimum credit score of 600 is generally required. Factors that may affect approval include: - Credit score below 600 - Housing-related collections or judgments - Repeated late payment history - Open bankruptcies or unresolved debt Credit decisions are based on the overall credit profile, not a single factor. Applicants who do not meet the minimum credit score may be considered for conditional approval, where permitted by law. Rental History - Rental history may be verified. Factors that may affect approval include: - Prior evictions within the legally allowable timeframe - Documented lease violations - Unpaid rent owed to a previous housing provider (Some COVID-era rental debt may not be considered, as required by Washington law.) Criminal History - No automatic denial based on criminal history - Individualized review based on nature, severity, and recency - Arrests without conviction, juvenile records, expunged or vacated convictions, and conduct no longer illegal in Washington are not considered - Applicable lookback limits are observed under Tacoma law Occupancy - Occupancy limits are based on health and safety standards and are applied consistently. - Maximum occupancy for this unit is four (4) persons. Pets & Assistance Animals - Pet policies apply only to pets - Service and assistance animals are not considered pets Screening Reports & Fees - Screening may include credit, rental, and background checks - Any application or screening fee reflects the actual cost of screening and will be disclosed prior to payment - A tenant screening report will be obtained; applicants may request a copy and dispute inaccurate information - Reusable (portable) tenant screening reports are accepted; if accepted, no additional screening fee will be charged Adverse Action Notice - If an application is denied or conditionally approved, a written Adverse Action Notice will be provided as required by Washington law.
