LEASE TERMS: Rent is $2,200/month, with a security deposit equal to one month's rent. 12 month lease term, with potential to renew. Owner allows 1 small dog or 1 cat. RENTER CRITERIA: This property is not available for tenants with a move in date more than 30 days from date available, an income less than 2x rent, a bankruptcy less than 7 years old, a judgment less than 7 years old, an eviction less than 7 years old, or any unmet property requirements. APPLICATION PROCESS: We request that applicants who meet our renter criteria submit applications through TurboTenant. Complete applications will be reviewed in the order that they are received. An application is considered "complete" when you have done the following: 1) viewed the property, 2) completed the Rental Application, and 3) completed the Screening Report*. A Rental Application and Screening Report must be submitted for everyone 18 and older who will be living at the property before application will be considered. The Screening Report fee through TurboTenant is $45. Once complete, applications require up to 5 business days for processing regardless of the property availability date. Once approved, lease must be signed electronically and security deposit paid within 24 hours of approval or the property will be made available to the next qualified applicant. 1. The prospective tenant has the right to provide to the landlord a portable screening report, as defined in Section 38-12-902(2.5), Colorado Revised Statutes; and 2. If the prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from: Charging the prospective tenant a rental application fee; or Charging the prospective tenant a fee for the landlord to access or use the portal tenant screening report.
