Rental Terms & Property Policies Lease Term: Minimum of a one-year (12-month) lease. We offer flexible design for long-term tenants, with the willingness to transition to a month-to-month lease after the initial one-year term expires. Utilities: Tenant is responsible for all utilities, including electric and water. Parking Policy: Includes one private, fenced-in parking spot in the back of the house. Ample street parking is available for as many additional cars as needed. Note: Vehicles absolutely cannot be parked on the grass at any time. Pet Policy: Cats: Allowed. Dogs: Considered on a case-by-case basis. Dogs require a documented temperament evaluation by a certified professional. No violent or aggressive breeds allowed. Pet Rent: $50/month per approved pet. Strict Enforcement: Any pets not pre-approved in writing by the owner are a direct violation of the lease agreement and constitute grounds for immediate lease termination. Smoking Policy: This is a strictly smoke-free home. Smoking inside the property is a violation of the lease agreement and constitutes grounds for immediate lease termination. Lawn Care & Yard Maintenance: The owner will provide professional grass mowing bi-weekly. Any additional yard maintenance required between those times will be the tenant's responsibility.
