Lease terms

Lease Terms & Property Guidelines Lease term is 12 months unless otherwise agreed upon in writing. First month's rent and security deposit are due at signing. Tenant is responsible for maintaining cleanliness and general upkeep of the property. No smoking or vaping permitted inside the home under any circumstances. Evidence of smoking inside may result in additional cleaning or damage fees. Up to one pet allowed with prior written approval. Additional pet deposit and/or monthly pet fee may apply. Pets must be house-trained, properly cared for, and may not cause damage, excessive noise, or disturbances. Tenant is responsible for any damages beyond normal wear and tear. Quiet enjoyment of the property and respectful behavior toward neighbors is expected at all times. Rent is due on the 1st of each month. Late fees may apply after the grace period. Background, credit, income, and rental history verification required for all applicants. Unauthorized occupants or subleasing are not permitted without written approval. Utilities: Owner responsible for utilities unless otherwise specified in lease agreement. Parking is limited to designated parking areas only. No abandoned, unregistered, or inoperable vehicles permitted on the property. Any violations of lease terms or property rules may result in lease termination in accordance with local laws and regulations.
