Renters Insurance: All applicants must secure a Renter's Insurance policy of at least $100,000.00 of general liability coverage and provide written proof of policy prior to occupying the apartment. Sufficient proof would be either the Declaration Page or Binder. These must include name, address, policy effective dates, and coverage amount and policy number. Occupancy Standards: No more than two (2) occupants shall be permitted per bedroom in each floor plan. One bedroom no more than two (2) occupants, two bedrooms no more than four (4) occupants and three bedrooms no more than six (6) occupants. Anyone under the age of 24 months is not counted in the occupancy count. Application Fee Each applicant is required to submit an application screening fee (in an amount no more than permitted by law) to cover the costs of obtaining information about the applicant and processing the application. Application screening fees are non-refundable except to the extent the law may provide otherwise. We refund fees and deposits an applicant has paid, other than the application screening fee, only if: (1) we reject applicant's application; or (2) applicant is on a waitlist and cancels the application. Unless the law requires, we do not refund fees and deposits an applicant has paid under any other circumstances.
