Lease terms

Lease Terms and Conditions Utilities Tenant shall be responsible for all gas, electric, and trash service associated with the property. Landlord shall pay for water and sewer service. Rent Payments Rent is due on the 1st day of each month. A grace period of five (5) days shall be provided. If rent is not received by the end of the fifth day of the month, a late fee of $100.00 will be assessed. Property Maintenance Tenant agrees to keep the interior and exterior of the property in a clean, sanitary, and presentable condition at all times. Tenant shall promptly notify the Landlord of any maintenance issues, damages, leaks, safety concerns, or other conditions that may require repair. Smoking Policy Smoking of cigarettes, cigars, vaping products, or any other smoking materials is strictly prohibited inside the dwelling. Parties and Disturbances Tenant shall not host parties, gatherings, or activities that create excessive noise, disturb neighbors, damage the property, or otherwise violate local laws or ordinances. Pets Pets are permitted only with Landlord approval. For each approved pet: A non-refundable pet fee/deposit of $250.00 is required. Monthly rent shall increase by $50.00 per pet. Any tenant who acquires a pet after moving into the property must notify the Landlord immediately, obtain approval, pay the required pet fee/deposit, and pay the additional monthly pet rent. Tenant shall be responsible for cleaning up and properly disposing of all pet waste from the property. Utilities Requirement Tenant must maintain active utility service accounts throughout the lease term and shall not allow required utility services to be disconnected. Occupancy and Guests Only approved occupants listed on the lease may reside at the property. Guests may not stay at the property for more than seven (7) consecutive days without prior written approval from the Landlord. Subleasing Subleasing, assignment of the lease, or allowing any other person to take possession of the property is strictly prohibited without prior written consent from the Landlord. Lease Violations Failure to comply with any lease term may constitute a lease violation and may result in fees, notices to cure, or termination of tenancy as permitted by applicable law.
