Minimum 6 month lease. Lease may be longer depending on tenant needs. Do not approach the home. Tours by appointment only. As you scroll through photos, you will notice two sets of photos. One set is photos of the house empty. These are photos of what the house looks like now. Vinyl flooring has been replace most carpeted areas. The second set of phots were taken before carpet was removed. The second set of photos includes more detailed angles but are not completely accurate with the carpet being present. Renter pays gas, electric and water/sewer. Gas increases in the winter because furnace is gas. Electric increases in the summer because A/C is electric. Gas and electric must be put in the tenant's name. Water/Sewer bill comes to landlord and will be forwarded to tenant. Tenant must reimburse landlord within 7 days of receiving bill. Water costs increase during the summer months because of the use of the sprinkler system. Thermostat is locked to go no lower than 72 degrees to protect the AC/heating unit, especially in the heat of the summer months. Tenant is responsible for lawn/garden care. Landlord provides lawnmower. Lawn must be reasonably maintained. No smoking allowed on the property. Up to 3 pets allowed total. Dog waste must be picked up to ensure yard is maintained. One of the bedrooms is accessed through another bedroom and a shared bathroom, so this property may not be suitable for 4 roommates. Screening criteria includes Zillow's rental application process. This will screen for background check, credit report and previous evictions.
