Lease terms

The initial lease term shall be 12 months, beginning on the agreed-upon move-in date and ending 12 months thereafter. Upon expiration of the initial lease term, the lease may be renewed by mutual written agreement of both Landlord and Tenant. Tenant agrees to pay rent on or before the 1st day of each month. A security deposit equal to one month's rent is due prior to move-in, along with the first month's rent. Early termination of the lease is not permitted unless approved in writing by the Landlord. Any approved early termination may require an early termination fee and compliance with all lease obligations. Any holdover after the lease expiration without a signed renewal agreement will convert to a month-to-month tenancy at the Landlord's discretion and may be subject to a rent adjustment with proper notice as required by Arizona law. * No smoking inside the home.. * Tenant responsible for replacing HVAC filters monthly. * Tenant responsible for maintaining the landscaping * No subleasing or Airbnb/short-term rentals. * Routine property inspections with proper notice.
