Landlord Liability Landlord is generally not liable for damage, injuries, utility failures, or actions of other people unless caused by landlord negligence. 4. Acceptance of Property Tenant accepts property as-is at move-in. Any pre-existing damage must be reported within 3 days. Tenant must keep property clean. 5. Tenant Maintenance Responsibilities Keep property clean and safe. No smoking or vaping indoors. Replace HVAC filters every 2 months. Pets require approval and deposit. Repair nail holes and pay for excessive cleaning or damage. Maintain outdoor areas as required. Protect pipes from freezing. Return all keys at lease end. 6. Landlord Maintenance Responsibilities Repair appliances, plumbing, heating, and structural issues. Repair fire or casualty damage when reasonable. 7. Landlord Right of Entry Landlord may enter for repairs, inspections, maintenance, or showings. 8. Occupancy and Subletting Maximum of 3 unrelated occupants. Everyone living there must sign the lease. No subletting or short-term rentals without approval. 9. Insurance Tenant must maintain renters insurance throughout the lease. 10. Tenant Default Failure to pay rent or comply with lease terms is a default. Landlord may terminate lease and seek damages. 11. Landlord Default Tenant must notify landlord of issues in writing. Tenant cannot terminate lease for landlord defaults. Tenant damages are limited in many situations. 12. Additional Rules Landlord may create additional reasonable rules for the property. 13. Attorney Fees Tenant may be responsible for landlord's attorney fees if legal action is required. 14. Alterations and Parking No property modifications without permission. No parking on lawns or landscaped areas. Limited picture-hanging nails permitted. 15. Conduct Rules No disruptive parties or illegal activity. Criminal activity may result in lease termination. Search warrants can trigger lease violations. 16. Extended Absences Tenant must notify landlord if away more than 7 days. Heat must be maintained during cold weather. 17. Water Beds Water beds are prohibited. Violation may result in eviction.
