Lease terms
Lease duration is 12 months, unless otherwise agreed upon. Tenant is responsible for all lawn care, landscaping, and general grounds maintenance, including mowing, trimming, leaf removal, and keeping the exterior areas clean and free of trash or debris. Tenant is responsible for all utilities and must keep all required utilities active during the full lease term, including electric, water, gas, trash service, internet, cable, and any other services used at the property. Renter's insurance is required before move-in and must remain active throughout the lease term. Landlord insurance does not cover the tenant's personal belongings. This is a non-smoking property. Smoking, vaping, or use of tobacco products is not permitted inside the home. Pets may be considered with prior approval. Pet approval, pet fees, and monthly pet rent depend on the number of pets, type of pet, size, breed, behavior, training, and owner approval. Any approved pet must be properly cared for, house-trained, and maintained in a way that does not damage the property or disturb neighbors. Pet approval does not allow excessive damage, odors, waste, pests, or repeated nuisance issues. Tenant remains responsible for all pet-related damage, including any amount that exceeds the security deposit. Assistance animals are not considered pets and will be reviewed separately in accordance with applicable fair housing laws. Tenant is responsible for the cost of any damage caused by negligence, improper care, misuse, unauthorized alterations, failure to maintain utilities, failure to maintain the yard, pets, guests, or other lease violations. Any damages, unpaid rent, fees, legal costs, or other amounts owed that exceed the security deposit may be billed to the tenant. Rent is due on the 1st day of each month. A late fee may apply after the applicable Tennessee grace period. Early lease termination requires written approval and is subject to an early termination fee equal to three months' rent, unless otherwise agreed in writing. Amount due at signing includes first month's rent, last month's rent, and security deposit. Last month's rent may be waived for well-qualified applicants based on written screening criteria, including credit, income, rental history, and overall application strength. All applicants are subject to the same written rental criteria and screening process. Final lease terms, deposits, pet terms, and move-in charges must be approved in writing before move-in.
