Lease terms

A 12-month lease is required. The security deposit is equal to one month's rent and is fully refundable under normal lease terms. An additional refundable pet deposit equal to one-half month's rent applies, along with $25 per month in total pet rent, regardless of the number of approved pets. Up to two small cats, two small dogs, or one large dog may be considered. A $65 application fee is paid directly to the third-party screening company. Applicants should have a minimum credit score of 650 and gross household income of at least 2.5 times the monthly rent, although applications may be considered based on overall creditworthiness, rental history, verified assets, and other lawful qualifying factors. The tenant is responsible for electricity, gas, water, internet or cable, lawn care, pest control, and routine items such as HVAC filters. The landlord pays HOA dues, trash service through the HOA, property taxes, insurance, and repairs not caused by the tenant. Smoking and vaping are not permitted inside the home but are allowed in the rear yard. Illegal drugs and substances are prohibited anywhere on the property.
