Rent is for 12 month duration, starting October 1, 2026. Deposit is 1 month's rent, returned within 21 days of move-out less any deductions for damages beyond normal wear and tear, unpaid rent, or cleaning costs. Rent is listed as $2,800/month. Pets are allowed, subject to a monthly $50 pet rent and approval. Reusable tenant screening reports are accepted. Landlord's Responsibility: Cold water and sewer (covered by HOA fee, included in rent) Hot water heating costs Maintaining all fixtures and appliances necessary to supply heat, electricity, and hot and cold water in working condition, per RCW 59.18.060(11) Tenant's Responsibility: Tenant must keep balcony drain clear of debris to ensure water does not pool on the balcony. Electricity (Tenant must establish and maintain account in Tenant's name with the applicable utility provider prior to occupancy) Cable, internet, and any other telecommunications services Renters Insurance: Tenant shall obtain and maintain a renters insurance policy for the full duration of the tenancy, with a minimum of $100,000 in personal liability coverage. Proof of coverage must be provided to Landlord prior to move-in and upon each policy renewal. Tenant acknowledges that Landlord's insurance does not cover loss or damage to Tenant's personal property. Failure to maintain required coverage constitutes a material breach of this Agreement. HOA Rules: Tenant agrees to comply with all current and future rules and regulations of the Homeowners Association (HOA). A copy of the current HOA rules and bylaws will be provided prior to signing the lease. Violations of HOA rules by Tenant may constitute grounds for lease termination. Smoking and vaping of any substance are prohibited inside the unit, on the balcony, and in all common areas per HOA rules.
