RESIDENTIAL LEASE AGREEMENT (LOS ANGELES, CA) This Residential Lease Agreement ("Agreement") is entered into between Landlord and Tenant(s) for the property located in Los Angeles, California ("Premises"). 1. Lease Term This Agreement is for a fixed term of twenty-four (24) months, beginning on the start date agreed upon by both parties and ending twenty-four (24) months thereafter. Early termination is only allowed as permitted under California law or written mutual agreement. 2. Monthly Rent Tenant agrees to pay $3,600.00 per month, due on the 1st day of each month. Rent must be paid via the method designated by Landlord. 3. Security Deposit Tenant shall pay a $2,000.00 security deposit prior to move-in. The deposit may be used, as permitted by California law, for: - Unpaid rent - Damage beyond normal wear and tear - Cleaning required to restore property condition - Any lawful deductions under California Civil Code 4. Utilities Tenant is responsible for: - Water - Electricity - Gas Landlord is responsible for: - Trash - Sewer 5. Occupancy Limit Maximum occupancy is six (6) persons total unless otherwise approved in writing by Landlord. This limit is based on property capacity and habitability standards. 6. Additional Occupants Any approved occupant above the six-person limit shall require written approval from Landlord. If approved, an additional $75.00 per month per extra occupant will be added to rent. Unauthorized occupants may constitute a lease violation under applicable law. 7. Rental Application & Screening All adults (18+) must complete a rental application prior to approval. Screening may include: - Credit check - Income and employment verification - Rental history - Background screening All screening will comply with federal, California, and Los Angeles fair housing laws. 8. Application Fee A $40.00 non-refundable screening fee per adult applicant may be charged to cover actual screening costs, as permitted by California law. This fee will not exceed allowable limits and will only be used for lawful screening expenses. 9. Property Use The Premises shall be used strictly as a residential dwelling. Any illegal activity is prohibited and constitutes a material breach of this Agreement. 10. Maintenance & Condition Tenant agrees to: - Keep the Premises clean and sanitary - Promptly report maintenance issues - Avoid damage caused by negligence or misuse - Be responsible for damage caused by guests or occupants 11. Alterations No modifications, installations, painting, or structural changes may be made without prior written consent from Landlord. 12. Pets No pets are allowed unless expressly approved in writing by Landlord. 13. Smoking Smoking or vaping inside the Premises is strictly prohibited unless otherwise agreed in writing. 14. Subletting Subleasing or assignment of this Agreement is strictly prohibited without prior written consent of Landlord. 15. Landlord Entry Landlord may enter the Premises in accordance with California law, including for: - Repairs - Inspections - Showings - Emergencies Required notice will be provided except in emergency situations. 16. Rent Default Failure to pay rent when due may result in: - Late notices - Fees if allowed by law and specified in this Agreement - Legal action including eviction proceedings 17. Notice of Non-Renewal Either party must provide at least thirty (30) days written notice prior to lease expiration if not renewing the Agreement. If tenancy converts to month-to-month, California law notice requirements will apply. 18. Move-Out Condition Tenant shall: - Return all keys and access devices - Remove all personal belongings - Leave Premises in clean condition - Repair any damages beyond normal wear and tear 19. Insurance Tenant is strongly encouraged to maintain renter's insurance. Landlord is not responsible for loss or damage to personal property except as required by law. 20. Attorney Fees If permitted by law and included in a full executed lease, the prevailing party in any dispute may recover reasonable attorney's fees and costs. 21. Governing Law This Agreement shall be governed by the laws of the State of California and applicable City of Los Angeles ordinances. 22. Entire Agreement This document constitutes the entire agreement between parties. Any modifications must be in writing and signed by both Landlord and Tenant. 23. Severability If any provision of this Agreement is found invalid or unenforceable, the remaining provisions shall remain in full force and effect. 24. Acknowledgment By signing, Tenant acknowledges they have read, understood, and agreed to all terms of this Lease Agreement.
