The large living room boasts a 75" Smart TV and sound system, with a gas/wood fireplace for cozy nights. Enjoy the Play Room with a pool/billiard table and a 55" Smart TV, a Media Room with a 65" Smart TV, games, books, puzzles, and an office desk. The 1st-floor patio overlooks the pool and backyard with seating and dining areas, while the 2nd-floor patio offers spectacular lake views. The gated pool area includes an outdoor shower, lounge chairs, dining area, umbrellas, and a diving board. The fenced backyard sits on over half an acre and includes corn hole, a seating area around a fire pit, and kayaks for lake access.
Pets are welcome with a fee of $150 per pet per stay. An additional nightly rate of $39 applies for each guest starting from the seventh guest. The fifth and sixth bedrooms are opened for groups of 8+ and 10+ guests, respectively. A gas and coal grill are available for cookouts, with propane provided. A seating area with a gas fire pit is also available, with propane provided.
Conveniently located just 36 miles from DFW Airport, 20 miles to downtown Dallas, and 37 miles from AT&T Stadium. Rowlett offers local attractions like Ripley's Believe It or Not Museum and Six Flags Over Texas. The home is situated in a safe and peaceful neighborhood with sidewalks, close to the freeway, shopping centers, and restaurants, including a Walmart just 1.7 miles away. Lake Ray Hubbard is 0.1 mi away, Waterview Golf Course is 2.7 mi away, and The Harbor Rockwall Mall is 3.4 mi away.
The fire pit and grill are currently out of service. The steam shower is also out of service. Kayaks are under maintenance. Indoor smoking is strictly prohibited, and a violation will incur a $500 fine. Smoking outdoors is allowed, and cigarette butts must be properly disposed of. No events or parties are allowed. Quiet hours are observed between 10:00 p.m. and 9:00 a.m. Unregistered guests are not allowed, and extra guests spending the night that are not accounted for could generate extra fees. All cars must be parked in the property's garage and/or driveway; street parking is strictly forbidden. Stained sheets or towels must be paid for to replace them. Any violation of house rules could result in the loss of the security deposit and/or cancellation of the reservation. Check-in time is from 4:00 p.m. onwards, and check-out time is at 10:00 a.m. max. The pool and hot tub are professionally serviced twice a week during the summer months and once a week during the rest of the year. The pool is not heated. Security cameras are installed at the front door and in front of the garage. The guest house on the property may be occupied by other guests during your stay. Weapons of any kind are strictly prohibited on the property.
The Media Room includes an office desk for work-cations. High-speed internet with AC WiFi extends into the yard.
All linens and towels are provided, but pool towels are not. Laundry detergent is provided with the washer and dryer. Streaming apps like Netflix, Amazon, and YouTube are available on all smart TVs.
