Application and Screening criteria: -viewing of the unit required before applying 1. We will be using Zillow to run the credit check. Screening Application Fee: $35 for each applicant, 18 years or older. 2. We perform an individualized assessment of any adult on criminal evictions to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, evidence of good tenant history, before and after conviction, and additional information showing rehabilitation, good conduct, or other factors that you would like us to consider. 3. You have a right to obtain a copy of your consumer report in the event of a denial or other adverse action, and you may dispute the accuracy of information appearing in the consumer report. 4. We will not accept a comprehensive re-usable tenant screening report. 5. First month rent in the amount of $1950 and $2000 security deposit. ($1800 refundable and $200 non-refundable, $500 is non-refundable if tenant has an animal) at the time of signing one year lease. 6. Tenants pay for all utilities except for water, garbage and sewer. 7. Tenants pay a non-refundable one-time fee of $200 to the homeowner's association at the time of move in. 8.
