Lease terms

This house is GREAT for families! This is a NON-Smoking, non-vaping house. No drug use allowed. Water MUST be kept turn on to the landscaping. I am offering an 18-month lease for the property. MONTHLY RENT INCLUDES; 1) Weekly Pool service, 2) Landscaping every 2 weeks, 3) Pest Control once per month, and 4) Monthly HOA fees. Pets are allowed, but limit is no more than 2 cats or 2 dogs. Dogs cannot exceed 60 pounds each. The laundry room is air conditioned and it has a doggie door out to the yard. The doggie door accommodates a dog(s) the size of a normal "Boxer Dog" or similar size, up to 60 pounds. My insurance does NOT permit certain breeds of dogs; No Pit or Pit-bull mixes, Rottweilers, Akitas, Dobermans, Chow, Presa Canario, Cane Corso, Stratford Bull Terriers, or Rhodesian Ridgebacks. Tenant must get a renters policy with a minimum of $250K of liability and contents coverage of at least $25K. Proof of insurance is needed. Tenant pays all utilities (electric, water, and natural gas), and for anything such as cable, satellite, alarm service, etc. Security deposit is $2000 and refundable, provided that there is no damage and that the tenant does not break the lease early. Repairs due to damage at deducted from the security deposit at end of lease and will be deducted from security deposit. If tenant breaks lease early, the entire security deposit is forfeited. If security deposit is given and tenant does provide 1st month's rent by agreed date, or decides not to execute lease in full, the security deposit is non-refundable. 18 month lease at fixed monthly rent. FYI, unfortunately, the HOA does not allow commercial trucks to be parked in the driveway or on the street in the immediate neighborhood. However, if you have a commercial work truck, there is parking on Knox which is right behind the house.
