Lease terms

No pets, no smoking. I retain access to the backyard for my children. It's a year long lease with the option to renew. The basement Flat electricity is metered separately so the renter will be responsible for that. They also cover the cost of their own rubbish bin or are responsible for removing trash from the grounds. The water and sewer is included up to 75$ a month, anything above that is covered by the renter. The renter must have their own insurance. The basement is below ground and stays quite cool during the summer months, during the fall and winter there are registers along the wall that provide radiant heat and are controlled through a thermostat in the basement flat. There is off the street parking included. There is a garage available for rent for a additional 100$ a month. The renter is responsible for clearing their own snow in the season. I maintain quiet hours from 8pm to 8am.
