Rental Criteria & Lease Terms * **Lease Term Minimum 24-month (2-year) fixed-term residential lease agreement. * **Income Requirement Verifiable gross household income must equal or exceed 3.0 times the monthly rent. For applicants with verified housing subsidies, the income ratio will be calculated based on the applicant's individual rent portion. * **Financial & Credit Screening Applicants must possess a credit score of 750 or higher with zero history of evictions, collections, or visual delinquencies. Credit and comprehensive background screening will be conducted via the formal rental application process. * **Required Documentation To verify qualifications, all applicants must submit: * Proof of gross income for the trailing six (6) consecutive months. * Formal Verification of Employment (VOE). * The prior six (6) consecutive months of complete bank statements. * Verifiable positive references from all residential landlords within the past three years. * **Move-In Costs First month's rent plus a security deposit equivalent to two months rent (Owner qualifies for small landlord exemption under CA AB 12) due in full upon lease execution. * **Utilities Tenant shall be solely responsible for all utility services, including but not limited to electricity, gas, water, trash, and internet/cable. * **Appliances Refrigerator is provided by the landlord in its current "as-is" cosmetic condition. Clothes Washer and Dryer are not included; hookups are provided. * **Pet Policy No pets permitted on the premises. (Valid, legally certified Service and Emotional Support Animals are accommodated in strict compliance with federal and state Fair Housing laws). Strict Non-Smoking Property Clause This is a 100% completely smoke-free property. Smoking, vaping, or the burning of any substance including but not limited to tobacco, e-cigarettes, electronic nicotine delivery systems (ENDS), and medical or recreational cannabis is strictly prohibited anywhere on the premises. This absolute prohibition applies to all indoor living spaces, attached garage, and all outdoor areas, including the patio, balcony, yard, and driveway. Adherence to this policy is a material condition of the lease agreement. Any violation constitutes a substantial breach of the lease, which will result in immediate legal action, lease termination, and full financial tenant liability for all professional property remediation and smoke-damage restoration costs.
