Rental Criteria & Lease Terms: Lease Term Minimum 12-month An in-person property tour is a required first step in our application process to ensure all interested parties are fully informed about the property's layout and condition. Applications will be provided and accepted after a tour has been completed. This process applies uniformly to all interested prospects. Renters insurance is required throughout the duration of the lease to protect the tenant's personal property and provide liability coverage. First month's rent plus a security deposit equivalent to two months rent due in full upon lease execution. Verifiable employment and 6 trailing months' gross monthly household income must equal or exceed 3.0 times the monthly rent. Applicants must possess a good credit history with zero history of evictions, collections/ delinquencies current or past. Credit and comprehensive background screening will be conducted via the formal rental application process. Clean Credit History: No active collections, past-due utility bills, or bankruptcies. All adult occupants must meet screening criteria individually; co-signers/guarantors are not accepted. 700+ FICO credit score Tenants shall be solely responsible for all utility services, including but not limited to electricity, gas, water, trash, and internet/cable. Clothes Washer and Dryer are not included. Strict Non-Smoking Property Clause. This is a 100% completely smoke-free property. 3+ years of positive, verifiable landlord references with zero evictions or lease breaches No pets permitted on the premises.
