Lease terms

Tenant is responsible for the following utilities: electricity, gas, water, trash, and internet/TV Tenant must carry Renters Insurance (+pet coverage if you have a pet) All pets are screened by a 3rd party service (petscreening. com). No Pet deposit is required. No smoking, vaping, or burning of incense in or on the property. The tenant is responsible for any plumbing issues caused by the disposal of any items other than toilet paper or human waste down the toilets. The tenant is responsible for everyday maintenance, including but not limited to changing light bulbs, filters, batteries, or pilot lights. Refundable after verification) - Pet information (also submitted with your application) - All animals Name, breed, weight, age, and a recent photo - Dogs only Proof of breed (examples include a pet license or vet documentation) Minimum Qualifications Reasons to be Declined - Income less than 2.5x monthly rent - Credit score below 650* - Any eviction judgments within the last 5 years - Non-discharged bankruptcies - Pets, less than 6 months old, are not allowed. - Negative Landlord Reference - Move-in date too far in the future *not applicable to those receiving a government rent subsidy who choose to provide alternative evidence of their reasonable ability to pay their portion of the rent Service Animals & ESAs Required Documentation If you have a service animal or assistance animal, please complete a screening application by visiting https bearpmc.petscreening. com (there is a $30 application fee that is refunded once the status of the assistance animal has been confirmed). If you do not submit an ESA profile, your application will be considered incomplete and will possibly be subordinated to other completed applications. Pet Policies Dogs: If the property allows dogs, and you are applying with a dog, please include a recent photo of the dog along with documentation of the dog's date of birth (WE DO NOT ACCEPT DOGS UNDER 6 MONTHS OLD). Acceptable documentation can include immunization records or adoption papers. Please note: Property may require pet rent. Please verify pet terms and policy prior to submitting an application. Cats: If the property allows cats, and you are applying with a cat, please include 1) Cat's Name, 2) Cat's breed, 3) Cat's Weight, 4) Cat's Age, and 5) a recent photo of the cat.
