Just minutes to downtown Deerfield and Sunderland and only 15+- minutes to Amherst, Northampton and Greenfield. The available suite is on the second and third floors in the front of the home with private entry. The views from the suite overlook the property grounds and offer a calm retreat on the private terrace with wrought iron rails, accessed from your living room. A great place for morning coffee or a relaxing drink at the end of a day. Although modest in size, the first floor of the suite includes a fully applianced kitchen with high end materials such as laquered cabinets, lots of granite countertops, tiled backsplash, dishwasher, two pantries, full sized fridge and full sized stove. The bright and sunny living room, with a vaulted ceiling, has two sky lights and two large west facing windows as well as a glass door providing access to the private terrace. The living room and kitchen have butter-colored bamboo floors and the bathroom has carrara marble floors. The bathroom has a matching vanity and storage cabinet, toilet and tub/shower surrounded with copper colored glass tiles. There is a storage/coat closet in the living room and additional storage above the stair landing. Modest additional storage in the attic can be arranged. And across the back hall from your suite is a large laundry room with storage cabinets and washer/dryer shared by you and just one other tenant, at no additional cost. The second floor consists soley of the 13'x15' bedroom with views of the grounds. It includes two large storage closets, two skylights, and an overview of the living room seen through wrought iron rails that match those of the terrace. The carpet is of high quality with a thick pad. And ample, private off-street parking is included in the rental rate.
UTILITIES: All utilities are included in the rental rate: High speed internet, air conditioning controlled by your own thermostat, central heat also controlled by your own thermostat, electric, trash removal, water, sewer, laundry with washer/dryer and storage, ample off-street parking for just the tenants, lawn and garden maintenance, snow plowing of parking areas and sidewalks.
REQUIREMENTS: No dogs, no exceptions. Cats are allowed at an increased rental rate of $30/month. No smoking, vaping etc of nicotine products allowed inside the home. Nicotine products can be used on the premises away from the home. The Rental Agreement secures the rental rate for a year, but allows a thirty day notice to vacate at anytime during the one year rental agreement. Extensions to the rental term are allowed for tenants in good standing. Last months rent and Security Deposit equal to one months rent required to sign the Rental Agreement. First Months rent payable by the first day of the Rental Agreement. THIS SUITE IS FOR ONE PERSON ONLY, NO EXCEPTIONS. Overnight guests are allowed two nights of every ten, extended overnight stays are allowed with Landlords permission. A credit and criminal history along with reference checks may be done by the Landlord. Landlord lives onsite in a separate part of the home. Your suite is completely private and accessed from a private entrance. Available September 1st.
