Lease Term: August 17, 2025 May 29, 2026 Rent Structure: Rent is billed per semester and paid in two installments (Fall and Spring). Utilities: All major utilities are included in rent, including heat, gas, electric, water, WiFi, snow removal, lawn care, and monthly extermination service. Security Deposit: A security deposit is required per student and is refundable at lease end, less any damages beyond normal wear and tear or applicable service deductions. Furnishings: The unit is fully furnished, including beds, dressers, couch, TV, dining table and chairs, and bar stools. Laundry & Appliances: Washer and dryer are provided in the unit. Standard kitchen appliances are included. Use & Policies: This is a non-smoking property Pets are not permitted unless approved or required as a service animal The property is intended for residential use only Tenants are responsible for their guests and for following local noise and city ordinances Maintenance & Care: Tenants are expected to keep the unit clean and report maintenance issues promptly. Garbage is removed weekly, and tenants are responsible for bringing bins to the curb on pickup days. Renewals: Tenants interested in renewing for the following school year must notify the landlord by the stated renewal deadline. This lease is structured to provide students with a comfortable, furnished, and low-maintenance living experience during the school year.
