Lease terms

Annual Lease Unfurnished- Property availble for move date of August 1st 2026- 12 month lease- Multi-year term optional Tenant Responsibilities Utilities and Maintenance 1. Utilities: The Tenant shall be responsible for payment of all utilities and services required on the premises during the term of the lease, including but not limited to: Electricity including usage, service fees, and meter charges. Gas or Propane for heating, hot water, cooking, and any other applicable appliances. Cable, Internet & Phone Tenant is responsible for setting up and paying for any cable, internet, or landline services desired. 2. General Property Maintenance: The Tenant shall be responsible for routine maintenance and upkeep of the property, including: Lawn Care & Landscaping mowing the lawn, leaf removal, weeding, and general yard maintenance to maintain a neat appearance. Snow & Ice Removal timely removal of snow and ice from all walkways, driveways, and steps to comply with local ordinances and ensure safe access. 3. Property Use & Condition: Tenant agrees to maintain the property in good condition, reporting any damages or needed repairs to the Landlord promptly. No alterations, painting, or construction may be done without prior written consent from the Landlord. Tenant shall be responsible for the cost of repair or replacement due to damage caused by Tenant, occupants, or guests beyond normal wear and tear.
