Reporting Issues: - Renter must report damage or malfunctions within 72 hours by email. - Failure to report promptly may result in security deposit deductions. Periodic Inspections: - Owner or property manager may inspect quarterly with at least 24 hours' notice (except in emergencies). USE AND OCCUPANCY RESTRICTIONS No Smoking: Prohibited inside or within 20 feet of doors/windows. Pets: - Up to three total (breed/size restrictions per local ordinance). - $300 refundable pet deposit; $50/month pet rent. - Renter pays for any pet-related damage. Subletting & Guests: - Subletting requires owner's written permission. - Guests staying more than 14 consecutive days require notice to owner.
