Lease terms available: 1-year or 2-years Financial Requirements at Signing: Security deposit due at lease execution First month's rent due at lease execution Monthly rent paid via direct deposit / electronic payment Utilities/Insurance & Fees: Tenant responsible for all utilities Tenant is responsible for the Concordia annual resident registration fee (required by the community), currently approximately $300 per year. Owner pays monthly HOA dues. Renter's insurance is required and must remain active during tenancy. Proof of insurance to be presented before receiving keys. Maintenance& Care: Tenant responsible for routine interior maintenance and cleanliness Tenant responsible for replacing light bulbs, HVAC filters, pest control and minor upkeep No alterations without owner approval. Property is located in a 55+ active adult community (Concordia). At least one occupant must be 55 years of age or older. All occupants must comply with all Concordia HOA rules, regulations, and community standards. Income Requirement: Applicants should demonstrate verifiable gross household income or other financial resources sufficient to comfortably support the rent. As a general guideline, gross household income of approximately $69,000 per year (about 2.5x the monthly rent) is preferred. All lawful sources of income, including employment, pensions, Social Security, retirement distributions, and investment income, will be considered. Preferred credit score: 700+ Applications below this range may be considered based on overall financial strength. No prior evictions, recent bankruptcies, collections, or unpaid housing debt. Positive rental or homeownership history Background check required At least one resident must be 55 years of age or older, in accordance with Concordia community requirements. Owner reserves the right to evaluate applications based on the overall strength of the applicant profile including income, credit, rental history, and financial stability
