Lease terms

TERMS and CONDITIONS -NO CREDIT MINIMUM, although credit history/score may result in increased security deposit (and/or requiring in-state co-signer) as reflection of risk -tenant to submit all applications through the listing's link. The application fee and process is managed by Zillow and landlord/property manager have no beneficial interest or managing authority over issues involving payment of application. -PROOF OF INCOME: tenant must show at least $3000 gross monthly; 3 months' employment preferred (any less will be at owner's discretion whether to accept; may also require additional security deposit and/or cosigner). Proof of income must show tenant's name, employer contact, and YTD earnings. If using bank statements, must provide most recent 3 months. -tenant responsible for all utilities -$800 hand money due to secure unit; this is nonrefundable and will be applied towards the security deposit upon move-in -additional $90-$175, depending on occupancy size, will be added to base rent as estimated pre-payment for municipal utilities (water/sewer/trash) -additional $5 per month per adult tenant added to base rent for mandatory rental credit reporting -NO SMOKING -NO PETS -appliances are provided for convenience only and are not part of the lease (the pricing does not include appliances). Landlord makes no warranties on their ongoing working condition although appliances are tested/cleaned prior to renting. Tenant responsible for repair and/or replacement.
