Washer, dryer, appliances, furnishings, decor, and household items are provided for tenant use and must be maintained in reasonable condition throughout the lease term. Tenant must promptly report any maintenance, plumbing, electrical, appliance, HVAC, pest, safety, or water intrusion concerns. Tenant is responsible for damages caused by the tenant, occupants, invitees, or guests beyond normal wear and tear, including damage to furnishings, fixtures, appliances, and other property components. Tenant shall comply with all HOA rules, regulations, policies, and parking requirements and shall be responsible for any fines, violations, damages, fees, or costs resulting from tenant actions or those of occupants or guests. Subleasing, assignment, short-term rentals, Airbnb use, corporate housing, parties, events, or commercial use are prohibited unless expressly approved in writing by the owner. Background, credit, income, employment, and rental history verification may be required. Applicants should generally demonstrate gross monthly income of at least three (3) times the monthly rent. Additional documentation, references, or proof of income may be requested. Security deposit required. Meeting minimum qualifications does not guarantee approval.
