Tenant is responsible for all utilities and routine yard maintenance including lawn mowing, mulching, and general landscaping for both front and back yards. No smoking on premises. All HOA rules and regulations apply and must be strictly followed by the tenant. Any damage to the property beyond normal wear and tear will be assessed and charged to the tenant based on actual repair or replacement costs. Tenant must provide a minimum of 60 days written notice prior to vacating. Landlord will equally provide 60 days written notice if tenant is required to vacate.
