This is a lovely, FURNISHED 2bd/2bth condo with a view of the Flatiron Mountains in central Boulder available July 1 or August 1, 2026. It's perfect for responsible and clean students, young professionals, a family, a retired person or folks who desire a spacious area for yoga/exercise/outdoor gear. You can arrive with just suitcases, as the condo is fully furnished and functional for cooking, cleaning, sleeping, and enjoying. :)
In walking distance, there are grocery stores (2), restaurants, a coffee shop, UPS store, dry cleaning, banking, Walgreens/pharmacy, a gym, hair and nail salons. There is a bus stop directly in front of condo complex. Downtown Boulder is only a 7 minute drive, and same for one of Boulder's best hiking trails, Chautauqua. CU Boulder, ENCAR and the Google campus are 5-10 minute drives. One of my favorite walking and biking trails in Boulder along a year-round creek is a 2 minute drive, or a 20 minute walk through a lovely park. This trail literally goes for many miles through open space, and all the way into the Rocky Mountains of South Boulder = an epic bike and running trail!

CONDO PROS:
- This place can be empty, or fully furnished with literally EVERYTHING you see in photos in order to move in to a fully functioning house and kitchen. Let me know if you prefer empty or furnished in your message inquiry.
- Lovely balcony with an incredible view of the famous Rocky Mountain Flat Irons from the living room.
- The main bedroom is large enough for a queen bed or king, plus room for a desk and still ample room for a yoga/meditation practice. Plus its own private bathroom (marble shower but not bath tub) and a huge closet. Seriously, this main bedroom closet is one of my FAVORITE closets I've ever had, including others that were even bigger, because of all the drawers and shelves that made it so easy to organize my large wardrobe. There are also permanent hooks for bags, scarves and belts, plus bathroom shelves for toiletries already built in. If you like a clean, organized space, this closet is great.
- The second bedroom is smaller, but plenty big enough for a queen bed and a desk, and/or a meditation/yoga practice. This bedroom has a bathroom in the hallway with a shower and bathtub. The closet is smaller in this bedroom, but has lots of drawers for organization.
- Blackout blinds in both bedrooms if you love a dark room to sleep in.
- Real hardwood floors in common areas, and modern light-colored carpet in bedrooms. There is one stain in main bedroom carpet, but it has been cleaned professionally.
- Living room is super spacious and has plenty of space for a yoga/exercise practice, an art easel, or your mountain bikes//outdoor gear. (The photos are true to size.)
- Kitchen has real wood and high-quality kitchen cabinets, stainless steel appliances, including a dishwasher.
- Super easy access to highway and bus stops for commuting in Boulder or to Denver, Broomfield, Lafayette, and Longmont.
- Washer & Dryer in unit // small unit Air-conditioning in living room // heat in winter is great // great water pressure in showers.
- Second floor unit for enhanced security and privacy.
- 1 or 2 free parking spaces in complex parking lot. Easy for friends to park when visiting. (Must sign lease and send me your vehicle info so I can get you a parking pass for your car window. I'll send you instructions after booking, but if you don't do these two things, you only have visitor or street parking at my building.)
- Access to two pools in summer months.
- $545 worth of Utilities INCLUDED in your monthly rent: Trash, Recycling, Compost, Water, Heat, Lawn care of building complex, Pool Maintenance, Snow shoveling sidewalks
- Estimated $100 worth of Utilities NOT Included: Internet ($55/mth) and Xcel Energy ($30 most months, up to $60 in winter)
- Two minute drive to one of my FAVORITE small-river walking/biking trails in Boulder. (You could walk/bike for hours on this trail along an all-season river most of the time. EPIC!) Or you can walk to this trail in 20 minutes through a lovely park, along a romantic pond at the East Boulder Recreation Center, and over a little bridge to get on this trail.
- The East Boulder Recreation Center is a 10 minute walk, which has a great gym membership, lots of exercise and extracurricular classes, and a huge indoor pool that is great for kids. There is also the Colorado Athletic Club within a few minutes drive.
- Seven minute drive to the world famous Chautauqua hiking trails at the foot of the Flatirons and Rocky Mountains.
- Seven minute drive to downtown Boulder with everything, including a huge Wholefoods, plus all the foodie-restaurants and shopping Boulder has to offer.
- Less than 10 min drive to CU Boulder, NCAR or Google campuses.
- Three blocks walking distance to a large grocery store, restaurants (bagel shop, Indian, Italian, fresh Mexican food, Starbucks), dry cleaning, hair salon, nail salon, Walgreens, UPS and gas station. (These amenities are close, but to manage expectations, its not a pretty walk to get there, as you need to cross a major intersection. But if you don't have a car, so many essentials are in walking distance.)
POTENTIAL CONS:
I want my tenant to be wowed by all the special things about this place and my attention to detail, but I don't want to surprise you with the downsides. So here are the possible cons depending on your preferences.
- No TV. No microwave. No blender. No patio furniture on the balcony.
- There is a stain on the rug of the main bedroom. Stain is perhaps 12 inches wide. Has been professionally cleaned.
- The dishwasher is not brand new, so you do need to clean off food from dishes before loading dishwasher, and I don't provide rinse aide so there can be water marks when you remove clean dishes.
- The clothes washer and dryer are great, but they are smaller sized, so please only small loads. One tenant blew them out with loads that were too big, and that was very expensive for me. Smaller loads only, please.
- Please treat kitchen sink like there is NO garbage disposal, because the building plumbing doesn't work with the disposal that is there. Any food down the sink can clog up the plumbing for multiple units.
- Must walk up stairs and a short walk from parking lot. This apartment is not physical handicap friendly.
- No illegal drugs or plant medicines allowed. No smoking or vaping inside.
- There is a Highway on the West side of condo complex. I don't think you can hear the highway much, except for in the living room if the door is open. But if you are SUPER sensitive to road noise, this may not be your ideal home.
- Bedrooms don't have a lot of light as there is an overhang that reduces light, and the bedrooms view the building next door.
- The condo BUILDING itself is nothing special. Think a 1979 apartment complex that is well-maintained but nondescript and not stylish like the inside of the condo.
- No candles ever. They are too dangerous for fire. Please don't use the fireplace for the same reason.
