Lease terms

Lease Term & Rent Lease duration: 12 months Monthly Rent: $1400, due on the 1st of each month. Late Fee: $100 if rent is not paid by 5th of the month. Security Deposit: Amount: $1400, due before move-in. Refunded within 30 days after move-out, minus any damages beyond normal wear and tear. Utilities & Maintenance: Tenant pays all utilities (electricity, water, gas, internet, etc.). Landlord handles major repairs (HVAC, plumbing, etc.). Tenant is responsible for lawn care (mowing, weeding, and general upkeep) Tenant must keep the home clean and report maintenance issues promptly. Pets & Smoking Approved pets allowed with pet deposit of $500. No smoking inside the house (including vaping or marijuana). Use of Property Only listed tenants may live in the home. No subleasing or short-term rentals (e.g., Airbnb) without approval. No major changes (painting, adding fixtures) without landlord approval. Entry & Inspections Landlord may enter with 24 hours' notice for maintenance or inspections, except in emergencies. Move-Out 30 days' notice required before moving out. Home must be cleaned, and keys returned to receive deposit refund. Other Terms Lease violations may result in termination. Lease follows Oklahoma rental laws.
