The home is on a septic system, so there are no monthly sewer charges. Tenant pays for the public water bill from the San Juan Water District. The home is on a two-acre parcel, but the tenant is only responsible for maintaining the area immediately surrounding the home, comprised of approx. 1/2 acre in size. The owner is responsible for annual mowing for weed abatement and maintains the rest of the 2-acre property. Minimum one-year lease term, with month-to-,month thereafter. Future rent increases after the initial one-year term will be assessed based upon current rent increase limitations per CA tenant laws. Tenant must establish utility accounts and pays for the water and garbage utility charges for the property. There are no other administrative fee, payment processing fee, HVAC filter fee, etc... charged by Owner/Landlord. Tenant screening and rental management is administered by the property Owner/Landlord and not by a property management company. Prospective tenants should have no prior bankruptcy, no prior foreclosure and no current unresolved collections in their credit report. Interested parties are welcome to submit an existing Zillow tenant application through the Zillow website, however Owner/Landlord conducts its own investigation and obtains its own reports, at no cost to prospective tenants. Owner/Landlord abides by all CA and Federal housing laws, including the recently enacted California AB-2493, and does not charge any tenant application fees or credit reporting fees to any prospective tenants.
