Lease terms

6 months to 1 year lease, renter responsible for all utilities (gas, water, electricity). Yard to be maintained, lawnmower, washer and dryer will be left behind, hoa requires a clean and maintained yard. No trash to be left around the house or visible. Landscape to your liking or keep it maintained as is. First month rent and deposited needed before moving in. Smoking is not permitted inside the home. Tenant responsible for paying rent on time, keeping the home clean, doing minor daily upkeep, and fixing any damage they or their guests cause. As landlord I will be responsible for structural safety, major repairs (like plumbing, roof leaks, and HVAC failures), and keeping the property habitable. Foreign objects or non-flushable items (like wipes or excessive paper) are prohibited, toilets backed up due to tenant negligence will be your responsibility. Payment is due every 1st of the month, tenant has a grace period until the 3rd of each month. Any day past the 3rd will incur a late penalty of $50. Preferred payment method is ACH but can accept cashiers check . Security Deposit will be returned within one week of move out upon completion of lease as long as home is returned the same way the home was given. If tenant needs to break out of contract, they will be responsible for paying 2 months rent.
