No smoking, landlord pays for garbage, tenant pays for water/sewer, electricity, internet and gas. No pets please. Zillow application fee to cover background check. Only the authorized individuals are permitted to reside in the premises. Any additional occupants, including subtenants, require the prior written consent of the Landlord. Tenant agrees to pay rent in monthly installments of $2900.00. Rent is due on the 1st of each month via venmo or zelle to the landlord. A security deposit of $2900.00 is due at signing. The Landlord may deduct from this deposit to cover unpaid rent or property damage, excluding normal wear and tear. The deposit will be fully or partially returned within 31 days after the lease ends. Tenant agrees to maintain the premises in a clean and safe condition and promptly report any damages. Tenant shall make no structural alterations, painting, or major repairs without the Landlord's prior written consent. Landlord shall provide 24 hours' written notice before entering the unit, except in the case of emergencies.
