Lease terms

Minimum 12-month lease. Tenant is responsible for the payment of all utilities, including water, sewer, trash, electric, gas, cable, and internet, as applicable. All occupants 18 years of age or older must complete a separate rental application and meet the landlord's screening requirements, including credit, background, income, and rental history verification. Household income should be at least three times the monthly rent. Pets may be considered on a case-by-case basis and must receive prior written landlord approval before being brought onto the property. Additional pet fees or deposits may apply. No smoking is permitted inside the home. A security deposit first month's and Last months rent are due at lease signing. Tenants are required to comply with all HOA rules, regulations, and community guidelines throughout the lease term. Failure to comply with HOA requirements may be considered a lease violation.
