Lease terms

Lease Duration: Initial term is 12 months, with the option for longer leases (18 24 months or more) available upon negotiation. Shorter terms may be considered on a case-by-case basis. Utilities: Tenant is responsible for all utilities, including gas, electric, water/sewer, internet/cable, and any other services. Trash is included in monthly rent. Lawn Care & Yard Maintenance: Included in the monthly rent. Landlord handles regular lawn mowing, edging, and basic yard upkeep. Pet Policy: Dogs are allowed (breed/size restrictions may apply; please inquire). No cats or other pets permitted. Pet fees and/or a pet deposit will apply. Smoking: No smoking allowed inside the property or on the premises. Rent & Security Deposit: First month's rent and a security deposit equal to one month's rent are due at lease signing. Late fees apply after the 5th of the month. Maintenance & Repairs: Tenants are responsible for keeping the property clean and reporting any needed repairs promptly. Minor maintenance (light bulbs, air filters, etc.) is the tenant's responsibility. Tenant is responsible for alerting land lord of any issues beyond minor maintenance that need to be addressed asap. Application & Approval: All applicants must complete a rental application and pass credit, background, and income verification (typically 2x rent in verifiable income). Other: This is a no-subletting property. Standard rules apply regarding noise, parking, and community guidelines. Full lease agreement provided upon application.
