Lease terms

Lease Terms Lease Duration: Minimum lease term of six (6) months. Longer lease terms preferred. Rent & Move-In Costs: First month's rent and last month's rent are due at lease signing. Utilities: Tenant will be responsible for all standard utilities. Pool Maintenance: Landlord will provide and pay for routine pool maintenance. Smoking Policy: This is a non-smoking property. Smoking is not permitted anywhere inside the home or in enclosed outdoor areas. Additional Terms Pool Use & Liability: Tenant assumes full responsibility for safe use of the pool. There is no lifeguard on duty; use of the pool is at the tenant's own risk. Tenant is responsible for any damage caused by misuse or negligence. Lawn & Yard Maintenance: Tenant is responsible for basic yard upkeep, including watering and general care. Landlord will handle major landscaping services and tree maintenance as needed. Occupancy Limit: Maximum occupancy is limited to six (6) residents. Pet Policy: Up to two (2) pets are permitted, subject to landlord approval. Additional pet deposit and/or monthly pet rent may apply. Maintenance Responsibilities: Tenant is responsible for minor upkeep, including but not limited to changing air filters, replacing light bulbs, and general cleanliness. Landlord is responsible for major repairs and maintenance. Early Termination: Tenant may terminate the lease early with payment equal to two (2) months' rent, subject to landlord approval and proper notice. Renters Insurance: Tenant is required to maintain renters insurance throughout the lease term and provide proof of coverage upon request. Quiet Enjoyment / Neighborhood Rules: Tenant agrees to respect neighbors and maintain reasonable noise levels. Any disturbances or nuisance behavior may be considered a lease violation. Power Reliability Disclaimer: The property is located on a highly reliable power grid; however, landlord does not guarantee uninterrupted utility service and is not liable for outages. Move-Out Condition: Tenant agrees to return the property in the same condition as received at move-in, normal wear and tear excepted.
