Lease terms

1. Occupancy Premises are leased for single household residential use only. Maximum occupancy: 1 2 adults. 2. Lease Duration Minimum lease term: 6 months Preferred lease term: 12 months (1 year) Lease may be renewed upon mutual agreement. 3. Rent & Payments Monthly rent: $850. Rent is due on the 1st of each month. Late fee: $50 applied after a 5-day grace period. 4. Security Deposit Security deposit: $850. Deposit covers damages beyond normal wear and tear, unpaid rent, and cleaning fees if applicable. 5. Smoking Policy No smoking of any kind inside the home, including cigarettes, vaping, or marijuana. Smoking is permitted only in designated outdoor areas, if any. 6. Pet Policy No pets allowed on the premises at any time, including visiting pets. 7. Cleaning & Maintenance Tenant agrees to shared cleaning responsibilities for any common or shared areas. Tenant must maintain the interior of the unit in a clean, sanitary condition. Tenant must promptly report any maintenance issues. 8. Guests Short term guests are allowed for up to 2 consecutive days. Longer stays require landlord approval. 9. Parking Tenant is assigned driveway or street parking. No vehicle repairs or oil changes allowed on the property. 10. Rules & Conduct No illegal activities permitted on the property. 11. Move Out Requirements Tenant must provide a 30 day written notice before move out. Unit must be returned in clean condition with all keys remitted.
