Lease terms

This lease shall be for a term of 12 months. Rent is due on the 1st of each month and considered late after the 5th. A late fee of $50 will be applied for any late payments. A security deposit of equal to first month's rent is required at lease signing. This deposit will be returned after the lease term concludes, provided there is no damage beyond normal wear and tear. Tenant is responsible for payment of all utilities, including gas, electric, and water. Smoking of any kind is prohibited inside the home. Tenant is responsible for any damage caused by pets. Dangerous breeds are prohibited. Tenant is responsible for minor maintenance such as lightbulb replacement and unclogging drains. Landlord will cover maintenance for systems such as appliances, heating, and major plumbing issues. No alterations, additions, or remodeling may be done without first obtaining written consent from the Landlord. Tenant agrees to provide 30 days written notice prior to vacating the unit. Keys must be returned upon move out for deposit refund. Owner will pay for monthly lawncare (front and back).
