Lease terms

Utilities - Landlord pays water, sewer, and garbage removal. Renter is responsible for gas, heat and electric. Each adult on lease must submit state issued ID and separate background check Nonrefundable application fee is $65 One-time nonrefundable admin move-in fee $250 if pet Monthly rent is due upfront TERMS: - After-tax income should @ least 2.3 times the monthly rent (No cosigner) - No eviction filing or negative judgment within the last 5 years - No negative comments on rental history - Non smoking building - Applicant met prior lease/mortgage obligations and left any prior rented properties in good order. A criminal background check is needed for all applicants. If criminal history is found, a personalized assessment of the applicant's criminal history will be conducted. An applicant may submit mitigating evidence of good conduct and rehabilitation that have occurred since any conviction or recent criminal activity. TO APPLY : 1) Completed and Signed application 2) Copy of Driver License or State ID (all 18yrs & older : occupants must be ones on the lease.) 3) $45 non-refundable application fee (for each 18yrs & older) for credit & background check 4) Last 3 months pay-tubs, bank statements, VA or SSA award letter (Wages, assets, or subsidy assistance (CHA moving papers) are accepted as evidence of the ability to pay rent.
