Comprehensive background, criminal history, and sex offender screening will be conducted. Positive and verifiable rental history and landlord references are highly considered and balanced with credit score ( 600 highly desired.) Applicants must demonstrate verifiable income; stable employment, and ability to meet lease obligations. Approval decisions are based on objective screening criteria, including creditworthiness, income verification, rental history, background screening, and overall compliance with lease qualification requirements. Demonstrated reliability, financial responsibility, and positive references are highly valued. Subletting, short-term rentals ( 1yr) and unauthorized long-term applicants are not authorize. PROPERTY POLICIES Military & first responder-friendly property. This is a non-smoking property. Smoking, vaping, marijuana use, or use of any combustible products is prohibited inside the home. To maintain an allergen-friendly environment for tenants with breathing challenges/allergy hardships pets are not welcome. Tenant is responsible for all utilities. PARKING Spacious uncovered driveway accommodates 3 registered vehicles and includes a covered carport for trailer, equipment, & motorcycles, etc. LEASE TERMS Rent: $2,400/mo Security Deposit: $2,400 Application Fee: $25 per adult applicant Late Rent Fee: $50 per incident INCENTIVES As a thank-you for serving our communities and nation, qualified active-duty military members, currently employed law enforcement officers, firefighters, EMS personnel, and emergency dispatchers may be eligible for: $400 Move-In Credit applied to 1st month's rent.
