ACTIVE-DUTY MILITARY & FIRST RESPONDER MOVE-IN SPECIAL: $100 MOVE-IN CREDIT AVAILABLE FOR QUALIFIED APPLICANTS We are committed to providing a positive rental experience and maintaining a high-quality home for responsible tenants. Please review the following qualifications and lease terms prior to scheduling a showing or submitting an application. APPLICANT QUALIFICATIONS All occupants age 18 and older must complete an application and be listed on the lease. Comprehensive background, criminal history, and sex offender screening will be conducted for all applicants age 18 and older. Verifiable rental history and positive landlord references are strongly preferred. Minimum credit score of 600 required. Applicants must demonstrate stable, verifiable income and the financial ability to meet lease obligations to for a 2.5 ratio-to-rent. Approval decisions are based on objective screening criteria, including creditworthiness, income verification, rental history, background screening, and overall compliance with lease qualification requirements. Demonstrated reliability, financial responsibility, and positive references are highly valued. Subletting, lease assignments, short-term rentals, and unauthorized occupants are not permitted. PROPERTY POLICIES Military-friendly and first responder-friendly property. Military clauses honored in accordance with applicable law. This is a non-smoking property. Smoking, vaping, marijuana use, or use of any combustible products is prohibited inside the home. To maintain an allergen-friendly environment, pets are not permitted. Tenant is responsible for all utilities, including water, sewer, trash, electric, and natural gas services. PARKING Spacious driveway accommodates approximately 2-3 vehicles and includes a covered carport. LEASE TERMS Monthly Rent: $2,400 Security Deposit: $2,400 Application Fee: $50 per adult applicant Late Rent Fee: $50 ACTIVE-DUTY MILITARY & FIRST RESPONDER INCENTIVES As a thank-you for serving our communities and nation, qualified active-duty military members, currently employed law enforcement officers, firefighters, EMS personnel, and emergency dispatchers may be eligible for: $400 Move-In Credit applied toward the first month's rent. Flexible Move-In Dates for active-duty military members with PCS orders. Reduced Security Deposit Consideration for exceptionally qualified applicants with strong credit, income, and rental history. Priority Consideration for long-term tenants seeking a stable housing arrangement. Verification of current employment or active-duty status is required. Incentives are subject to lease approval and execution. MOVE-IN REQUIREMENTS Approved applicants must provide the security deposit and first month's rent prior to receiving possession of the property.
