Lease terms

Lease duration: Lease term runs from the lease start date through the lease end date as stated in the rental agreement. Utilities: Tenant is responsible for water and gas/electric during the lease term. Rent due & late fees: Rent is due on the 1st of every month and is considered late after the 5th. A $200 late fee applies to any rent received after the 5th. Payment method: Rent is paid via ACH to Landlord LDM Investments LLC (TurboTenant). Inspections: A move-in inspection will be completed before the lease begins and a move-out inspection will be completed at the end of the lease term. Tenant will receive a copy of the inspection report. Property condition: Tenant will maintain the property in good condition and return it in the same condition as received at move-in (reasonable wear and tear excepted). Pets: Pets are allowed. Tenant agrees to keep the unit clean and odor-free and to ensure the pet causes no damage to the property. Cleaning / security deposit: $300 of the security deposit is allocated for end-of-lease cleaning, or Tenant must complete cleaning (including professional cleaning if needed) prior to lease end. Tenant maintenance & repairs: Tenant handles routine, everyday maintenance (including replacing light bulbs and changing furnace filters). Tenant is responsible for fixing/repairing damage or items broken during the lease period due to Tenant use. Renter's insurance: Tenant must obtain renter's insurance and name Landlord LDM Investments LLC as additionally insured. Proof of insurance must be provided before the lease start date. Smoking policy: No smoking is allowed inside the property. Noise policy: Tenant must comply with the Village of Lincolnwood noise ordinance. Security deposit not a substitute: The security deposit may not be used in place of the last month's rent.
