COMPLIANT RENTAL CRITERIA Resident History An applicant must have at least 18 months of resident history without any negative information or be a previous homeowner. Applicants with no rental history or with less than 18 months of rental history can qualify with a co-signer. Co-signers must meet the co-signer criteria outlined below. Income Requirement All adults must provide proof of income. Combined household income must equal at least 2.5 times the monthly rent cost. For applicants utilizing government housing subsidies or vouchers, the 2.5 times income requirement shall apply only to the tenant's individual portion of the rent. Proof of income requires the last 2 pay stubs and last 2 months of bank statements. Self-employed applicants must provide 6 months of bank statements and the last two years of tax returns. Employment and document verification will be completed via a supervisor check. Credit History Applicants must have a FICO score of 675 or above. A FICO score of 660 to 599 will be considered with conditions only. This condition is a qualified co-signer. The applicant cannot currently owe another landlord money unless formal payment arrangements have been arranged and instated. Denial Criteria Applications will be denied for a non-discharged bankruptcy, an eviction, skipping a lease, unarranged money owed to a previous landlord, or falsification of information on the application. Criminal convictions will be evaluated on an individualized basis, considering the nature, severity, and time elapsed since the offense, in strict accordance with the California Civil Rights Department guidelines. Animal Policy No pets allowed. Assistive Animals (Service Animals and Emotional Support Animals) are fully exempt from pet restrictions, pet fees, or pet application processes in accordance with Fair Housing laws.
