Lease terms

1. Rent & Security Deposit Monthly Rent: $2,800, due on the 1st of each month. Late Fee: A fee of $50.00 (or 5% of rent) will be applied if rent is not received by the 5th of the month. Security Deposit: [$2,800], held in accordance with SC law and refundable within 30 days of lease termination, minus any damages beyond "normal wear and tear." 2. Occupancy & Subletting Authorized Occupants: Only the individuals named on the lease may reside in the home. Subletting: Subletting or assigning the lease is strictly prohibited without written consent from the Landlord. 3. Military Clause (Essential for Beaufort, SC) In accordance with the Servicemembers Civil Relief Act (SCRA) and South Carolina law, Tenant may terminate this lease early if they receive permanent change of station (PCS) orders or a deployment order for a period of at least 90 days. A 30-day written notice and a copy of official orders are required. 4. Maintenance & Care Landlord Responsibilities: Maintenance of the HVAC, plumbing, electrical systems, and structural integrity (roof, walls). Tenant Responsibilities: Replacing HVAC filters every 90 days. Keeping the property in a clean and sanitary condition. Promptly reporting any leaks or structural issues to prevent further damage. Landscaping: Tenant is responsible for mowing, weeding, and watering the lawn to maintain the community standards of Baynard Cove. 5. Utilities & Services Tenant Paid: Electricity, Water/Sewer, Trash Collection, Natural Gas, and Internet. Landlord Paid: [HOA, ADT and Pest Control]. 6. Pets & Smoking Pets: Approved pets only with a non-refundable $300 pet fee]. Smoking: This is a 100% non-smoking property. Smoking of any kind (including vaping) is prohibited inside the home or garage. 7. Right of Entry The Landlord may enter the premises for inspections, repairs, or showings with 24 hours' notice. In the event of an emergency (fire, flood), entry may be made without prior notice.
