Lease Terms A one-year lease is preferred. Per Sedona Shadows Community requirements, at least one resident must be 55 years of age or older, and additional occupants must be at least 35 years old. All applicants are required to complete a background check and receive approval through the Sedona Shadow's office before occupancy. Monthly rent is $2,300 for up to two occupants and includes the home, lot rent, water, weekly trash service, and routine yard maintenance. Rent is due on the 1st of each month, with a $40 late fee applied if payment is received more than four days after the due date. The home includes parking for a maximum of two vehicles. Occasional guests are welcome. The home has been thoughtfully furnished and well cared for, and the monthly rent is based on normal occupancy and ordinary wear and tear for two residents. Pets may be considered on a case-by-case basis with prior approval and an additional monthly pet fee. This helps offset the additional cleaning and maintenance that can come with pets while allowing responsible pet owners to enjoy the home. The outdoor shed contains yard tools, ladders, a leaf blower, rakes, gloves, and other equipment for tenant use. However, all boxed or bagged personal belongings stored in the shed are private and are not included with the rental. If Sedona Shadows issues a yard maintenance notice, please notify the owner promptly so professional yard service can be scheduled. Tenants are responsible for APS electric service, internet service, and maintaining the home in a clean, respectful condition throughout the lease.
