LEASING TERMS AND CONDITIONS PET POLICY The Landlord allows a maximum of two (2) pets, limited to cats and dogs only. There are no weight or breed restrictions. The Tenant is responsible for any damage caused by pets that exceeds the deposit amount. UTILITIES AND SERVICES Tenant is responsible for the payment of all utilities, including but not limited to electricity, gas, water, sewer, trash, and internet. All utility accounts must be transferred into the Tenant's name effective as of the move-in date. Proof of transfer may be required before keys are provided. MAINTENANCE AND EXTERIOR CARE Tenant is responsible for all exterior maintenance, including mowing the grass, weeding, general landscaping, and timely snow and ice removal from walkways and driveways. SMOKING POLICY This is a non-smoking property. Smoking of any kind is strictly prohibited inside the interior of the home. Smoking is permitted outdoors only, specifically on the deck and patio areas, provided that the Tenant properly disposes of all smoking-related debris and ensures no odors penetrate the interior of the dwelling. LATE FEES Rent is due on the first (1st) day of each month. If rent is not received by 11:59 PM on the 5th day of the month, a late fee of $500 will be charged. An additional daily fee of $150 may apply until the balance is paid in full. Late fees are considered additional rent and must be paid with the late rent payment. RETURNED CHECKS (NSF FEES) In the event that any payment made by the Tenant is returned by the bank for non-sufficient funds (NSF) or for any other reason, the Tenant shall pay a returned check fee of [Insert Amount]. Operating the system with a dirty filter or failing to replace it can cause system failure; damage resulting from neglect of this requirement will be the Tenant's responsibility. VEHICLES AND DRIVEWAY Parking is limited to standard passenger vehicles only. No heavy vehicles (including but not limited to commercial trucks, RVs, trailers, or heavy machinery) are permitted on the driveway. If the driveway is cracked, stained, or otherwise damaged due to the parking of unauthorized or heavy vehicles, the Tenant is responsible for the full cost of professional repair or replacement. RO WATER SYSTEM If the property contains a Reverse Osmosis (RO) water system, the Tenant agrees to use it at their own risk. The Landlord makes no guarantees regarding the water quality, filtration levels, or suitability for consumption. The Tenant is responsible for any routine maintenance or filter changes if they choose to utilize the system. HOA COMPLIANCE AND GOVERNING DOCUMENTS The property is located within a Homeowners Association (HOA). Tenant agrees to comply with all HOA rules, regulations, bylaws, and covenants. Any fines or penalties charged by the HOA due to the Tenant's actions (or the actions of their guests/pets) shall be billed as "additional rent" and are due with the following month's rent.
