This is a long-term residential lease (typically 12 months, with option to renew) for the single-family home at 6752 Veronica Ct, St. Augustine, FL 32086. We are transitioning from occasional Airbnb use to a stable, long-term tenant and are looking for responsible occupants who will treat the property like their own home. Key Lease Details Lease Duration: 12-month initial term preferred. Month-to-month may be available after the first term with proper notice. Rent: $3600 due on the [1st / 5th] of each month. Prorated rent for partial months. Security Deposit: $3,600 (refundable per Florida law after move-out, minus any damages or unpaid amounts). Renters Insurance: Required. Tenants must maintain a minimum of $100,000 liability coverage and provide proof of policy before move-in and at renewal. Landlord's insurance does not cover tenant belongings. Fees & Costs Late Fee: Applied if rent is not received by the 5th (greater of $20 or 20% of rent, per Florida limits). Utilities: Tenant responsible for all utilities (electric, water/sewer, trash, internet/cable, etc.). Yard/Lawn Maintenance: Owner responsible for regular lawn care, pool maintenance (if applicable), and keeping the property neat. Other Fees: Standard move-in/move-out cleaning fee may apply if the home is not returned in good condition. No smoking inside the home. Pets considered on a case-by-case basis with additional deposit and approval. Policies & House Rules Occupants: Maximum occupancy limited to the number of tenants on the lease plus reasonable short-term guests.
