Lease terms

1 or multiple-year lease at signing. Renter responsible for all utilities water, electric, cable, internet. No smoking allowed indoors. Pet Fees: $25 per pet rent and one time non-refundable deposit of $250 per pet. Must adhere to HOA rules or subject to fines, including but not limited to yard maintenance, pressure washing and vehicle parking. No boats, trailers and or RV parking allowed. Security Deposit Refund Conditions. Upon the completion, expiration, or termination of this Lease Agreement, Landlord shall refund the Security Deposit (or the remaining balance) to Tenant within the timeframe required by local state laws. This refund is strictly contingent upon the following conditions being met: Completion of Lease: Tenant has fully completed the lease term and surrendered the Premises, along with all keys and access devices, to Landlord. Property Condition: The Premises are returned in a clean, undamaged condition, free of debris and personal property, save for ordinary wear and tear. Zero Balance: Tenant owes no outstanding rent, late fees, utility bills, or other charges to Landlord under the terms of this Lease.If any portion of the deposit is withheld to cover damages or unpaid fees, Landlord shall provide Tenant with an itemized, written statement detailing the deductions and the balance owed. In the event of early termination or default by Tenant, the entire remaining balance of rent for the unexpired Lease Term shall, at Landlord's option, become immediately due and payable. Tenant shall remain liable for all rent until the Property is re-rented, or until the original Lease Term expires, whichever comes first. EARLY TERMINATION Early termination clause added.
