Lease Terms & Requirements: This property is available for a 12-month lease starting at signing. Rent is due on the 1st of every month; a $20 late fee will be applied if payment is received after the 3rd of the month. A $2,200 security deposit is required at lease signing. This is a strict no-smoking-in-the-house property. Small pets are permitted with a required fee of $75 per month. Tenants are responsible for all utility bills, as well as routine property maintenance, including lawn mowing, snow removal, and adding salt blocks to the water softener system. To ensure the home remains in excellent condition, the owners will conduct routine property and maintenance check-ins every 3 months (minimum 24-hour advance notice will always be provided). In compliance with Nebraska state law, late rent or failure to maintain the property will result in a formal 7-day written notice to cure or quit prior to any further legal actions.
